PROJECT DESCRIPTION: Construction of a new, single-story, grounds-up bldg with 3 non-separated tenant spaces for an early learning center, and children’s museum, and future child-focused business. This design also includes a partially covered playground yard. The bldg will be sprinklered type V-B consisting of concrete slabs and footings and wood frames structure, including cross-laminated timber and glue-laminated construction.
Roofing systems include sloped standing seam metal and TPO single-ply membrane. Exterior cladding includes brick, composite wood wall panels, and fiber cement wall panels. Total bldg is 17,300 sqft.
ESTIMATED VALUE: $7.125 – $7.875 million
WAGE REQUIREMENTS: This project is subject to WA State L&I prevailing wage rates. Certified payroll will be required.
PRICING REQUIREMENTS: The Bid Form includes ONE (1) Base Bid and THREE (3) Alternates. Separate pricing is required for the Base Bid and each Alternate.
